About Mosaic Capital Fund (“the Fund”)


Mosaic is a bespoke Fund manager that facilitates exclusive investment opportunities in private credit. We partner with major Australian lenders to deliver access to quality transactions, with the aim of providing superior risk-adjusted returns to investors. Our team is committed to crafting elegant solutions for our investors.


The Fund, established through a partnership with Harris Capital1, embodies a unique investment philosophy akin to creating a mosaic. By intricately arranging a variety of investment opportunities, the Fund aims to deliver a composite of superior risk-adjusted returns. It specializes in the Australian real estate secured loans market, emphasizing high yield, monthly distributions, and capital protection.


The Fund seeks to provide Investors with risk-adjusted target returns by investing in loans to Borrowers for the purpose of funding property development, property acquisition or commercial business activities.

Partners:The cornerstone investor of the Fund is Harris Capital, the family office of Flight Centre co-founder – Geoff Harris.

Target Fund Size:$200m(Harris Family commitment of $25m.)



Target Return:10-13% pa (achieved net 13.07% for FY2023)



Minimum Investment Terms: 12 months



Interest Distribution:Monthly



Minimum Investment Acceptable: 

$500,000, with increments of $50,000 thereafter.



Withdrawal:6 months minimum notice period


Secured Credit: Australian real estate secured loans that provide recourse to the asset and the guarantor.



Diversification:Our Pooled Fund creates diversification of assets that vary in size, type, borrower and location.




The Fund’s Benefits



We know our segment,we identified the sub $20m transaction bracket to deploy capital, where there are minimal competitors with our depth of experience and sophistication.



Agility,we provide borrowers with a certainty of capital and move quickly to take quality transactions off the market. We invest across the capital structure in an attempt to maximise investor returns.



Hybrid model,our finance broking licence allows us to blend our capital with trusted bank and non-bank partners and gives our investors exclusive access to quality transactions that never get to the open market.



Relationships matter, our longstanding industry relationships give us unique internal access and integration with several major banks and financial institutions.



We find transactions that others can’t,

we are an approved funding partner with these organisations delivering Mosaic a pipeline of quality transactions, allowing us to offer a high yield with a moderate risk profile.



Our fund has returned investors over 1% net every month in 2023, and we are on track to close the calendar year at ~13.60% net. We are delivering this return with a portfolio LVR under 70% and minimal construction or development risk.
